Does it cost anything to work with you?
In many transactions, the landlord or listing brokerage offers compensation that may cover some or all of my fee. Any amount you would be responsible for will be disclosed in writing before we begin.
Why do I need to sign a tenant representation agreement?
The agreement documents that I am representing you, explains the services being provided, and clearly addresses compensation. It must be signed before the first physical tour.
Can you guarantee that I will be approved?
No. The property owner or management company makes the final decision. My role is to help you target stronger-fit opportunities and navigate the process more efficiently.
What credit score do I need?
Requirements vary by property. I generally assist applicants with estimated credit scores of 550 or higher, as well as applicants without established credit when the rest of the application may support a viable path forward.
Can you help if I am self-employed or have a co-signer?
Yes. Self-employed applicants, guarantors, and co-signers may require different documentation. The exact requirements depend on the property owner.
Can you help after a bankruptcy?
Potentially. Timing, discharge status, income, credit recovery, and the property owner’s screening criteria all matter. Please provide honest context in the questionnaire.
What if I have an eviction or criminal history?
Screening standards vary. Sharing the relevant facts allows me to determine whether there may be realistic options. No outcome can be guaranteed, and all housing services are provided in accordance with applicable fair housing laws.
Do you manage the properties?
Not necessarily. Ravenwood Realty may assist you as your real estate brokerage while the property is owned and managed by a separate landlord or management company.
Will completing this form affect my credit?
No. This questionnaire is not a credit application and does not authorize a credit inquiry. A landlord or screening provider may request separate authorization later.
